## Trust breakdown

How this component scores in each security and reliability category. Every signal is checked automatically from public evidence about the published package, including repeated runs of it in an isolated sandbox, and we only credit what we can confirm. Scores are 0–100 per category. Scoring method: https://verifymcp.io/docs/scoring (what has changed: https://verifymcp.io/docs/scoring/changelog)

Scored 2026-10-18.

- **Supply Chain Security**: 100/100
  - No malware found by supply-chain analysis.
  - No known CVEs affecting this package version or its production dependencies.
  - No install/post-install scripts declared.
  - 0 of 4 dependencies flagged as unhealthy.
- **Provenance & Transparency**: 45/100
  - Source repository is publicly reachable at the declared URL.
  - Provenance check failed: no build-provenance attestation is published.
  - Clear OSI-approved license (MIT).
  - Actively maintained (last published 2 days ago).
  - Disclosure check failed: no security disclosure policy was found in the source repository.
- **Schema Quality & AI Usability**: 73/100
  - AI-judged instruction clarity (excellent).
  - Context-footprint check failed: tool/resource definitions use about 499 tokens (~166/item across 3 items; 3 tools + 0 resources), over budget; trim descriptions and params.
  - Usage-examples check failed: none of the tools include examples.
- **Stability & Change Management**: 0/100
  - Stability not yet verified: not enough scan history yet (needs a 30-day window).
- **Tool Coverage**: 100/100
  - 100% of tools have a non-trivial description (not blank, and not just the tool's name).
  - 100% of tool parameters carry a description.
  - Structured output schemas are declared (100% of tools); any adoption earns full credit.
- **Tool Safety**: 100/100
  - No prompt-injection markers were found in the server instructions, tool names or descriptions we captured.
  - We read all 3 captured tool definition(s), and no name or description among them implies an irreversible operation.
  - An AI judge read all 4 captured unit(s) of tool text and found none that tries to manipulate the model reading it.
- **Capabilities**: 100/100
  - Implements a current MCP spec version (2026-07-28).

**Unverified: 1 category.** A category scored 0 because we could not verify it: a data source with nothing on this package, evidence we could not reach, or a check we could not run. We only credit what we can confirm.

## MCP tools (3)

### `lookup_lot` (~177 tokens)

Look up an NYC tax lot

Look up one NYC tax lot by street address OR 10-digit BBL (borough-block-lot). Returns zoning district(s), built vs. allowed FAR, lot and building area, an estimated unused floor area, year built and land use, from MapPLUTO via NYRezone. Provide exactly one of address or bbl. Addresses must start with a house number and should include the borough; an ambiguous or unknown address returns an error instead of a guess. Owner and assessment data are never returned.

Input parameters:

- `address` (string): Street address starting with a house number, e.g. "1187 Ocean Ave, Brooklyn".
- `bbl` (string): 10-digit BBL, e.g. 3052410015 (1 Manhattan, 2 Bronx, 3 Brooklyn, 4 Queens, 5 Staten Island).

Output parameters:

- `district_pages` (array)
- `full_report_url` (string)
- `lot` (object)
- `matched_address` (string|null)
- `resolved_from` (string)
- `source` (string)

### `get_zoning_district` (~127 tokens)

Get an NYC zoning district

Get the rules NYRezone publishes for one NYC zoning district code (e.g. R6A, C4-2, M1-2/R6A): max FAR, base and maximum height, bonuses, citywide lot counts and average built FAR. Height/setback detail is only what NYRezone publishes for that district. An unknown code returns the list of valid codes.

Input parameters:

- `code` (string, required): Zoning district code such as R6A, R7-2, C4-2 or M1-2/R6A (case-insensitive).

Output parameters:

- `boroughs` (array)
- `code` (string)
- `dataCheckedOn` (string|null)
- `dataVintage` (string|null)
- `rules` (array)
- `rules_note` (string|null)
- `source` (string)
- `stats` (object)
- `summary` (string)
- `url` (string)

### `list_zoning_districts` (~70 tokens)

List NYC zoning districts

List the NYC zoning district codes NYRezone documents, each with a one-line summary (its district family description). Optionally filter by family, e.g. R6 or C4.

Input parameters:

- `family` (string): Optional family filter such as R6, C4, M1.

Output parameters:

- `count` (number)
- `districts` (array)
- `source` (string)
