## Trust breakdown

How this component scores in each security and reliability category. Every signal is checked automatically against the live server, and we only credit what we can confirm. Scores are 0–100 per category. Scoring method: https://verifymcp.io/docs/scoring (what has changed: https://verifymcp.io/docs/scoring/changelog)

Scored 2026-10-23.

- **Endpoint Security**: 63/100
  - The endpoint's TLS certificate is valid, in date, and uses a strong key.
  - Authorisation check failed: no authorisation is required to call this server, and it exposes a tool marked destructive (remove_saved_listing).
  - HTTPS is enforced; there's no plaintext access path.
  - The HSTS (Strict-Transport-Security) header is present.
  - DNSSEC check failed: this domain isn't protected by DNSSEC.
- **Transport & Reachability**: 100/100
  - Verified streamable-http transport via a live MCP handshake.
- **Schema Quality & AI Usability**: 70/100
  - AI-judged instruction clarity (good).
  - Context-footprint check failed: tool/resource definitions use about 1555 tokens (~119/item across 13 items; 13 tools + 0 resources), over budget; trim descriptions and params.
  - Usage-examples check failed: none of the tools include examples.
- **Stability & Change Management**: 7/100
  - Stability observed for 2 of 30 days with no destabilising changes; credit accrues until the full window elapses.
- **Tool Coverage**: 94/100
  - 100% of tools have a non-trivial description (not blank, and not just the tool's name).
  - 81% of tool parameters carry a description.
- **Tool Safety**: 100/100
  - No prompt-injection markers were found in the server instructions, tool names or descriptions we captured.
  - All 2 tool(s) whose name or description implies an irreversible operation declare an MCP destructiveHint annotation.
  - An AI judge read all 14 captured unit(s) of tool text and found none that tries to manipulate the model reading it.
- **Capabilities**: 100/100
  - Implements a current MCP spec version (2026-07-28).

## MCP tools (13)

### `list_markets` (~52 tokens)

List markets

The countries Every Room covers, with how many homes are for sale and to rent in each, the currency, and which filters work there. Call this first to get the two-letter market codes the other tools take.

### `find_area` (~98 tokens)

Find an area

Turn a place name into the area slugs search_listings filters on, with how many homes each area has. Example: country "ae", text "marina" finds dubai-marina.

Input parameters:

- `country` (string, required): Two-letter market code from list_markets.
- `deal` (string): Count only homes for sale, or only to rent.
- `text` (string, required): A neighbourhood, district or town name, in any spelling.

### `search_listings` (~343 tokens)

Search homes

Search homes for sale or to rent in one market. Returns 24 listings a page, newest first unless sorted, with price, size, rooms, place and a photo. Up to 4 pages per search: narrow with filters rather than paging. Prices filter in euros: the sale price, or the rent per month (also in markets that quote rent per year).

Input parameters:

- `areas` (array): Area slugs from find_area. A home in any of them matches.
- `country` (string, required): Two-letter market code from list_markets.
- `deal` (string): For sale or to rent. Defaults to sale where the market has it.
- `kind` (string)
- `max_price_eur` (number): Sale price, or rent per month, in euros.
- `min_baths` (integer)
- `min_beds` (integer): Minimum bedrooms; in markets where list_markets says rooms, minimum rooms.
- `min_m2` (number): Minimum floor area in square metres.
- `min_price_eur` (number): Sale price, or rent per month, in euros.
- `near` (object): Only homes within a radius of a point.
- `page` (integer)
- `setting` (array): What is around the home; every one listed must hold. Only where list_markets says setting_filter.
- `sort` (string): ppm2 sorts by price per square metre, cheapest first.
- `text` (string): Words to find in the title or place, e.g. "penthouse" or "sea view".
- `town` (string): A town name exactly as listings carry it.

### `get_listing` (~52 tokens)

Get a listing

Everything public about one listing: title, description, all photos, price, size, rooms, place and similar homes. Seller contact is not included.

Input parameters:

- `id` (integer, required): A listing id from search_listings.

### `compare_listings` (~48 tokens)

Compare listings

Two to six listings side by side: price, euros per square metre, size, rooms, place and age of the ad.

Input parameters:

- `ids` (array, required): Listing ids from search_listings.

### `my_account` (~40 tokens)

My account

The signed-in person's Every Room account: their plan and how many seller reveals are left this week, their shortlists and their saved searches. Needs sign-in.

### `save_listing` (~96 tokens)

Save a listing

Save a listing to one of the person's shortlists, the same lists the heart on evryroom.com saves to. Without `list`, it goes to their first list (made for them if they have none); a `list` name that does not exist yet becomes a new list. Needs sign-in.

Input parameters:

- `id` (integer, required): A listing id from search_listings.
- `list` (string): A shortlist name. Optional.

### `remove_saved_listing` (~60 tokens)

Remove a saved listing

Take a listing out of the person's shortlists: out of the named `list`, or out of every list of theirs that holds it. Needs sign-in.

Input parameters:

- `id` (integer, required)
- `list` (string): Only this shortlist. Optional.

### `my_saved_listings` (~46 tokens)

My saved listings

The listings in the person's shortlists, newest first: every list, or only the one named. Needs sign-in.

Input parameters:

- `list` (string): Only this shortlist. Optional.

### `save_search` (~324 tokens)

Save a search

Save a search under a name, with the same filters as search_listings. It appears in the person's saved searches on evryroom.com. Needs sign-in.

Input parameters:

- `name` (string, required): What to call it, e.g. "2-bed Marina under 6k".

### `my_saved_searches` (~31 tokens)

My saved searches

The person's saved searches, newest first, each with the link that reopens it. Needs sign-in.

### `delete_saved_search` (~36 tokens)

Delete a saved search

Delete one of the person's saved searches by its id from my_saved_searches. Needs sign-in.

Input parameters:

- `id` (integer, required)

### `reveal_seller` (~139 tokens)

Reveal the seller

Reveal who is selling or letting a listing: the portal or agency it is advertised on, the agent, the ad reference and the link to the original ad, plus the ad's own text. Spends one reveal from the person's Every Room plan (Search US$9.99 a week (5 sellers), Pro US$21.99 a week (20 sellers)), or their one free reveal; a listing already revealed costs nothing. Ask the person before spending one. Without reveals left it returns revealed: false with an upgrade_url for the person to open. Needs sign-in.

Input parameters:

- `id` (integer, required): A listing id from search_listings.
